Access Statement For Quality Bed and Breakfast.
Introduction.
We aim to cater for the needs of most visitors in our home based 5 bedroom bed and breakfast. There will be some exceptions because of the construction of the building which causes restrictions. Bearing in mind that this is an ordinary house used for a different purpose for which it was built. The following statement is a summery or our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre-Arrival.
There is a bus stop opposite the house about 15 yards and there is a frequent bus service to the city. The main train station is about 15 minutes by car. There are local taxi services if required. There is a local taxi service that has accessibility taxis if required, we can make a booking for you.
Menus can be provided in large print we also tell our guests what is available on the menu for them to choose.

Arrival by Car.
On arrival to the property there is an open car park entrance (no gates) it is open 24 hours. No marked parking bays but there is ample room for all cars. The surface is level, flat and gravel, however there is a brick footpath which covers the length of the parking to the front entrance.
We can assist guests with luggage.
The city is about 10 to 15 minutes walk from the bed and breakfast.
The front door has 10 steps each 18 cm high 140 cm wide there are hand rails to assist you.
The front door is always locked but we do have a bell push.
The door is 80 cm wide. On entry there are 2 doors with threshold 7 cm high. The floor is carpeted throughout.
Public area in side the second front door is 80 cm wide and a threshold 7 cm. To the left is a reception room with seating and telephone and tourist information. The corridor in the higher ground floor is 80 cm. wide.
The corridor and stairs are well lit. All floors have short pile carpets including stairs.
Dog water bowl and food bowl (and food if requested in advance) are available on request.
The breakfast room and one bedroom are on the higher ground floor.
There are 11 stairs to the first landing then one more step 20 cm high to top landing first floor bedrooms.
The stairs are 20 cm high 20 cm deep and 76 cm wide.
Public Areas WC.
All bedrooms are en-suite but there is a public toilet on the higher ground floor next to the dining room.
Dining Room.
Breakfast is served in the breakfast room on the higher ground floor. There are no steps. Furniture is flexible and can be moved.
Tables have under space of 28 cm high by 70 cm wide no corner legs. There are chairs without arms which can be moved to accommodate.
Menus are provided in large print by prior arrangement.
We do not play background music.

There are 5 bedrooms one on the lower ground floor, one on the higher ground floor and three on the first floor.
The lower ground floor bedroom number 5. is access by the outside stairs down 7 steps the steps are 9 cm high 36 cm deep and 140 cm wide. the main door is 70 cm wide through to a lobby with 2 doors to the bedroom 70 cm. wide and a door to the bathroom 70 cm wide.
This can be either a twin or a double bedded room.
At least 46-86 cm routes within the bedroom e.g. to sides of beds and 120 cm to dressing table. Therefore allowing left or right transfer. Some furniture is moveable on request.
Beds are 60 cm high.
Television digital with remote controls and teletext.
Two arm chairs and a low table.
Good colour contrast of walls, floors and fittings.
There is an en-suite bathroom with bath and shower in the bath.
Bathroom tiled floor.

Upper Ground Floor Bedroom Number 4 is accessed by the entrance door to the house next to the reception room.

There is 75 cm free space between bed and dressing table.
At least 120 cm around the bed and dressing table, therefore access either side of the bed.

The en-suite has a door entrance is 64 cm wide.
There is a shower cubicle in the room with a step of 12 cm.

Grounds and Garden.
We have a small enclosed garden (flower border and Lawn) for residents which is available to sit in.
There is a bench and a table and chairs for guests use.
There is a small local wooded area about 100 yards from the B&B where dogs(and owners) can get exercise.
Additional Information.
Dogs and other well trained and behaved pets welcome.
Mobile phone reception is generally good.
We have wireless internet available.
We have full fire safety certificate and smoke detectors and alarm system throughout the building.
In the event of an emergency we will ensure guests are evacuated safely e.g. hearing and sight impairment.
There are instructions in all rooms for use in emergency.
The main door is the escape route for rooms 1 to 4. Number 5 has its own door and window for use in emergency.
All rooms have a full information pack for guests use.
As per the new regulations we are a non smoking house.
In the main entrance lobby we have a microwave oven and fridge for guests use(available 24 hours).
